Solar Panels on a Slate Roof in Scotland: Fixings, Broken Slates and Wind

You can put solar panels on a slate roof in Scotland, and the job differs from a tiled roof in three places. The fixings have to pass between the slates to the rafters without resting on any slate, every slate that cracks needs a matching replacement, and the array has to hold against the wind loads an exposed Scottish roof takes in winter.

Key takeaways

Slate brings practical problems a concrete tile never does. A broken Scots slate cannot be swapped for a new one from a builders’ merchant, a single-nailed Scots slate comes off in a different way from a double-nailed Welsh one, and a four-storey tenement needs scaffolding a bungalow can do without. Each of those affects the price, the time on site and the questions worth asking an installer.

Can You Put Solar Panels on a Slate Roof?

Black solar panels on a grey slate roof, and a sandstone villa with an array on its natural slate roof

Yes. Natural Scottish slate, Welsh and Spanish slate and fibre-cement slate all carry solar panels, and the MCS installation standard for solar PV deals with slate roofs by name. The deciding questions sit elsewhere: the direction and shading of the slope, whether the timbers can take the extra load, and how many years the slates have left. Direction and shade have their own guide, on which way a roof should face for solar in Scotland.

Condition comes first on an old slate roof. The panels stay up for decades, and the slates underneath have to last as long, because reaching them later means taking the array off and putting scaffolding back up. From the ground, look for slipped slates, gaps in the courses and pieces of slate in the gutter after a storm. From the loft, look for damp marks or rot on the sarking boards, the timber boards Scottish slates are nailed to.

The usual cause of slipped slates in Scotland is nail sickness, where the iron nails holding each slate rust through. The Scottish Lime Centre Trust, in a roofscape survey of Mauchline written for East Ayrshire Council, puts the tipping point at about 20% of the roof area: beyond that, stripping and reslating the whole roof makes more sense than chasing individual slates. If your roof sits near that line, reslate first and fit the panels to the new roof.

A new roof brings one more check. MIS 3002 tells the installer to contact the warranty provider of a roof covering still under warranty, and to get your written agreement before going ahead if the solar installation could void it.

Scottish Slate: Why the Type on Your Roof Matters

Solar panels on a wet slate roof beside a stone chimney, and a row of old stone cottages with panels on a slate roof

Scottish slate came from a handful of places: Ballachulish in Lochaber, Easdale and the other slate islands in the Firth of Lorn, and quarries along the Highland Boundary Fault such as Aberfoyle and Dunkeld. Historic Environment Scotland’s Engine Shed describes Ballachulish slate as the strongest of them, thanks to its quartz content, and Easdale slate by the ripples across its face. The last Scottish quarry closed around 1955, and none operates today.

Scots slate looks and behaves unlike the imported kind. The slates are thick, irregular in size and fixed with a single nail at the head onto sarking boards, and roofers laid them in diminishing courses, with the largest slates at the eaves and the smallest near the ridge. Welsh and Spanish slates come in regular sizes with two nail holes and run thinner than Scots slate.

The Mauchline survey gives a sense of the mix on one Ayrshire town’s roofs: 61% Scottish slate in diminishing courses, 36% Welsh or Spanish slate, 3% concrete tile.

Newer homes and some re-roofs use fibre-cement slates, which are thinner again, uniform and lighter.

Each type changes the job on the roof:

Scots slate on sarking

roofers trimmed the shoulders of single-nailed Scots slates so that neighbouring slates could be moved aside to reach a broken one, as Historic Scotland’s Moses Jenkins describes in the Building Conservation Directory, and an installer uses the same access at each fixing point. A spare has to match the course it goes into, because the sizes shrink toward the ridge.

Welsh and Spanish slate

regular sizes make spares easier to match, but two nails per slate mean freeing each one with a slate ripper before it lifts.

Fibre-cement slate

light and uniform, which makes spares easy to size, though the thin sheets crack under a knee or a boot.

Ask the installer to name your slate type on the survey. The hook, the flashing and the spares all follow from it.

Find out which slate is on your roof and which hook, flashing and spares suit it, before anything goes on the roof.

“Very pleased with fitting service and the performance of the solar panels and batteries. A good neat job completed with everything clearly explained.”

Fitting Solar Panels to a Slate Roof: Hooks, Plates and Rafters

A slate hook passing between old slates to the rail under a finished panel, and a slate hook carrying the rail below black panels on a natural slate roof

Panels on a pitched roof clamp to aluminium rails, and the rails clamp to brackets fixed into the roof structure. On a slate roof those brackets are slate hooks: stainless steel arms that screw through the sarking into a rafter, or into a timber fixed between rafters, then run up under the course above and out between two slates. With the slates laid back, only the arm shows above the surface, and the rail and panel cover it.

The rule that shapes every slate roof solar mounting comes from the IET Code of Practice for grid-connected solar PV, which MIS 3002 adopts: brackets on a slate or tiled roof must not put load on the slates. MIS 3002 Issue 6.0 (18 March 2026) allows one exception, for a bracket designed to spread its load evenly across the roof covering without damaging it, and only where MCS 012 testing proves it. In practice, the weight of the panels, and the wind pulling on them, travels through the hook into the timber.

Installers use two main approaches at each fixing point:

Fixing methodWhat happens to the slateHow it stays watertight
Slate hook with flashingThe slate at the fixing point comes off, the hook goes onto the rafter, and the slate goes back with a notch or a flashing piece where the arm passesA flashing plate under the course above, sealed around the hook arm. Where it suits: Regular Welsh, Spanish or fibre-cement slate, and Scots slate where spares match
Slate-replacement plateThe slate at the fixing point comes out and stays outA purpose-made plate takes the slate’s place, with a raised, sealed collar the hook passes through. Where it suits: Roofs where cutting slates would break too many, or spares are scarce

MIS 3002 adds a check on the finished roof: where the work would leave slates displaced with gaps bigger than the roof had before, the installer has to notch or flash those slates. Before you sign, ask which mounting kit the quote uses, whether it holds an MCS 012 certificate, and how many fixing points the design has.

Do Solar Panels Damage Slate Roofs?

An array on a wet slate roof just after rain, black panels below a slate ridge under an overcast sky, and a finished array on a grey slate roof beside a red sandstone chimney

A well-fitted array leaves a slate roof as watertight as it found it. The damage, when it happens, comes from the fitting: a knee on an unsupported slate, a hook arm bearing on a slate face, or a slate levered off when its nail should have been cut. On an old roof with rusting nails, expect a few slates to break anyway, and plan for them.

A good installer plans for breakage. Lifted slates go into a stack on the scaffold, kept in course order if the roof runs in diminishing sizes, and matching spares arrive before the work starts: reclaimed Scots slate of the right size for a Scottish roof, Welsh or Spanish slate of the same size and thickness for a regular one, and replacements from the same range for fibre-cement. Reclaimed Scottish slate takes the longest to find. The Mauchline survey notes that re-dressing second-hand Scottish slate wastes 30% to 40% of it, and the Engine Shed reports that good reclaimed stock is running down.

Many installers use lead-free flashing kits at each hook: purpose-made plates that slide under the course above and seal around the hook arm, with no lead to cut and dress on the roof. The cables that run into the loft go through their own cable flashing.

Ask for photographs of the fixings and flashings before the panels cover them. They cost the installer nothing and show you work you will never see again from the ground.

Our installations carry a 5-year workmanship guarantee.

Wind Loading and Weatherproofing on Exposed Scottish Roofs

Solar panels on a pitched roof under a dark storm sky, and an array on a slate roof above the sea

Air moving over a pitched roof pulls upward on the panels, and that uplift is strongest at the edges, corners and ridge. Design wind speeds on the UK wind map rise toward the north and west, and a house on a hill or near the coast takes a further increase for altitude and exposure, so a cottage above Largs and a villa in a sheltered Glasgow suburb need different fixing layouts.

MCS 012 is the product standard for pitched roof installation kits. Manufacturers send their kits for testing against wind uplift and rain penetration, and the certificate states the kit’s maximum design wind uplift resistance. The fire test applies to in-roof kits and kits fixed to a combustible substrate, so an above-roof kit on slate falls outside it in the usual case. MIS 3002 requires solar PV mounted above a pitched roof to use MCS 012 certified kits. If no certified kit suits a roof, the installer has to hold evidence of a structural assessment and a wind loading calculation for that specific mounting system, and evidence of how the roof’s weathertightness was kept. The standard lists BRE Digest 489, on wind loads for roof-based PV, among its references.

Edges get their own rule. MIS 3002 keeps panels 400mm back from any edge of a domestic roof, unless the installer takes specific measures on five points:

Extra fixings to resist the stronger uplift in that zone (with extra timbers for them where needed)

A secure ridge

Rainwater running off as it did before

No risk from snow building up and sliding off

Less nuisance from wind noise

On slate, weatherproofing comes down to the laps. Each slate overlaps the two courses below it, and the rain stays out as long as those overlaps stay intact. A hook that lifts a slate, or a slate left sitting proud, opens a path for driving rain, which is why the flashing at each fixing point matters as much as the hook itself.

Find out how many fixing points your roof needs for its exposure, worked out for your site, before you compare quotes.

“Aventus Eco upgraded our battery storage quickly and really easily, and fixed problems our original installer had left. Nothing but praise for the company.”

Scaffolding and Access on Steep Slate Roofs

Solar panels on the slate roof of a four-storey sandstone tenement, a garage roof and a two-storey semi

Slate cracks under a boot, so installers work from a scaffold at the eaves with edge protection, and they reach the upper courses on roof ladders or crawling boards hooked over the ridge, which spread a person’s weight across many slates instead of one. MIS 3002 asks for risk assessments before any work starts, and notes that a solar job combines a fall risk, awkward lifting at height and electric shock, hazards that roofers and electricians each know but seldom meet together.

Many older Scottish roofs pitch steeply, and the steeper the slope, the more of the job happens from roof ladders, which adds time to each fixing point.

A tenement adds height: scaffolding for a four-storey front elevation that stands on the pavement needs permission from the council as roads authority under section 58 of the Roads (Scotland) Act 1984, and the City of Edinburgh Council lists scaffolding among the activities that need a road occupation permit. A rear-elevation scaffold sits in the back court, which in a tenement means the neighbours’ shared drying green.

The order of the week, from the scaffold going up to the MCS certificate, follows the same sequence as any other roof, set out in our guide to the solar panel installation process in Scotland.

Tenement and Villa Slate Roofs in Glasgow and Edinburgh

Illustrative images of a Victorian sandstone villa and a red sandstone tenement, each with black solar panels on a slate roof
Tenements: ownership

Tenements, from the sandstone streets of Hyndland in Glasgow to the Marchmont tenements in Edinburgh, put the ownership question first. Start with your title deeds. Tenement deeds usually make the roof the common property of all the owners, and some give it to one flat. If the deeds say nothing, the Tenements (Scotland) Act 2004 makes the top-floor flat extend to the roof over it. The Act’s Tenement Management Scheme covers the management and maintenance of shared parts and says nothing about who owns them. Solar panels count as an improvement, so on a commonly owned roof they need every co-owner’s consent unless the deeds say otherwise. Local Energy Scotland’s guidance for tenement owners, published on 28 April 2025 and written by Harper Macleod, sets out that position and how owners can agree installation and maintenance between them.

Villas: structure

Villas bring a structural question instead. The large Victorian houses of Pollokshields or the Grange in Edinburgh tend to have hipped roofs, valleys, dormers and several chimneys, and every one of those features breaks up the slopes and adds edges. MIS 3002 sends any traditional cut roof with hips or valleys to a structural engineer, and counts dormers, valleys and parapets as features that raise the risk of snow building up. Many of these streets also sit in conservation areas, and the planning side of that is covered in our guide to the planning rules for period and listed homes.

If your villa or tenement is in or around the city, our page on solar panel installation in Glasgow shows how we design and fit systems for its housing.

Start with a survey of your slates and timbers, so the design fits the roof you have.

“The team was well coordinated and communicated well during the process. They completed the work to a very high standard and minimised any disruption to our home.”

Slate Roof or Concrete Tiles: Where the Extra Time Goes

Solar panels either side of a roof window on a brown concrete tile roof, and a row of panels on natural slate

A concrete interlocking tile lifts out, takes a hook in its trough and drops back without a nail to cut. A slate roof takes longer at nearly every step, and the extra time lands in specific places:

Each fixing point

a nailed slate has to come off without breaking, then go back notched or flashed, or make way for a replacement plate.

Spares

reclaimed Scots slate in the right course size takes time to find, and someone has to source it before the scaffold goes up.

Access

steep pitches mean more work from roof ladders, and tall tenements mean bigger scaffolds and, on a pavement, a council permit.

Design checks

hips and valleys bring in a structural engineer under MIS 3002, and exposed sites need more fixing points to meet the wind load.

Published estimates of the slate premium disagree with each other by several times, so treat any single figure with caution. A useful quote lists the fixing kit, the number of fixing points, the allowance for spare slates and the scaffold as separate lines, which lets you compare two installers on the same roof.

One part of the price stays the same whatever covers your roof. Solar panels installed in homes carry 0% VAT until 31 March 2027, and Home Energy Scotland offers no grant or loan for solar PV, so the saving comes from the zero VAT rate and export payments under the Smart Export Guarantee. Our 2026 guide to solar panel costs in Scotland breaks the rest of the bill down.

Get Your Slate Roof Checked Before You Choose Panels

A Fox ESS battery on a brick gable wall, and a bungalow with solar panels on its slate hipped roof

The fixing method, the spares and the scaffold for your house all follow from the slate on your roof and the state of the timbers under it. A good survey should name the slate and check the sarking and rafters from the loft before anyone designs the array. Our £0 survey ends in a design and a written quote for your roof.

Solar Panels on Slate Roofs: Frequently Asked Questions

A sandstone semi with solar panels on its slate roof, four Fox ESS batteries in a cellar, and panels on a tenement slate roof

Can you put solar panels on a slate roof?

Yes. Natural Scottish slate, Welsh and Spanish slate and fibre-cement slate all take solar panels, using slate hooks fixed to the rafters or slate-replacement plates. In Scotland the main check is the condition of the slates and sarking, since the roof has to outlast the panels.

No, when the installer works to the MCS standard. The hooks carry the load into the rafters without resting on the slates, and flashings keep each fixing point watertight. A few old slates may break during fitting, so a good installer in Scotland sources matching spares before the work starts.

Stainless steel slate hooks screwed through the sarking into the rafters, with aluminium rails across them and the panels clamped to the rails. Some Scottish installs use slate-replacement plates, which take the place of a slate and seal around the hook.

They take longer to fit, because each slate at a fixing point has to come off and go back without breaking, and matching spares cost time to source in Scotland. Ask for a quote that lists the fixing kit, fixing points, spare slates and scaffold separately. Solar panels installed in homes carry 0% VAT until 31 March 2027.

Only with your neighbours’ agreement in most cases. Scottish tenement deeds usually make the roof common property, and solar panels count as an improvement, so every co-owner has to consent unless the deeds say otherwise. If the deeds are silent, the Tenements (Scotland) Act 2004 makes the top-floor flat extend to the roof over it.

If the roof is near the end of its life, yes. In Scotland the common sign is nail sickness, and conservation guidance puts the point for full reslating at about 20% of the roof area affected. Reslating first saves taking the panels off and re-scaffolding later.

For an MCS-certified installation, yes. MIS 3002 requires pitched roof mounting kits certified to MCS 012, which tests them for wind uplift and rain penetration, and for fire where the kit is in-roof or fixed to a combustible substrate. If no certified kit suits a roof in Scotland, the installer must hold a wind loading calculation and weathertightness evidence instead.

Aventus installed an ASHP heating system for us in a 1950s house in Newton Mearns. Initially we contacted them to help us future proof our home as we were planning some retrofit works. They carried out the preparatory pipework during the build & were very good at working around our timeline and liaising with the builders. Following this we decided to see it through and had the new heat pump installed towards the end of the building works. During the installation, the team were all very polite and helpful. We had the majority of pipework replaced with copper alongside 4 new radiators & a cylinder installation which was all carried out to a high standard. The team were patient with our specific requests. We are delighted with the dark grey Panasonic unit & appreciated the fact the unit is not over specified which means that it sits neatly underneath our new windows. There were various post install issues however these were resolved with a professional attitude. So far we have found the house to be very cosy with exceptionally hot water which exceeds our expectations. Time will tell over the winter how efficient it is given the age of the house, however we feel reassured having Aventus by our side and would not hesitate to recommend them to others.

We wanted to retrofit our home to improve energy efficiency, change to an air source heat pump (ASHP) and add solar panels and a battery. Aventus Eco was recommended by a Retrofit Consultancy. Sean clearly explained and planned out the processes for our ASHP. We really felt that he was interested to make it work well for us. Installation was smooth. The team was well coordinated and communicated well during the process. They completed the work to a very high standard and minimised any disruption to our home. We were so impressed with the ASHP fitting that we quickly followed this up with Aventus Eco planning and installing our solar panels and battery. We would highly recommend Sean and the Aventus Eco team.

Changing from gas central heating to renewables isn’t simple but, having asked four companies to quote to convert our system, Sean stood out as someone who cared about getting the design right, optimising it for our house while clearly explaining how and why. He helped us understand how heat pumps, solar panels and batteries all work together and gave us confidence that the conversion would be possible and relatively simple. The Anvetus installation team were brilliant - polite and efficient with a can-do attitude to problem solving. They cared about our property, checking in with us as they worked and clearing up as much as possible each day. Everything felt planned and coordinated and a heat pump, new hot water tank and system, 10 solar panels and a battery were installed and up and running in a week, despite some unexpected challenges along the way. The whole team went out of their way to make this a smooth experience, from initial visit to final handover paperwork. We would highly recommend Sean and Aventus Eco.

Our household was going through the Home Energy Scotland grant and loan scheme as we qualified for a heat pump. Sean came recommended by an insulation company and I’m glad that I reached out. Despite being very busy, Sean was keen to get a solution for us, his knowledge and work ethic came across immediately so we were happy to have Aventus take on the work. Meeting, survey, work scheduled, and completed to a very high standard. We’re very happy with our heat pump system as well as the ongoing support from Sean.

Sean and the team at Aventus Eco did a fantastic job installing our air source heat pump. They were really friendly, proactive and efficient throughout the whole process. After trying to find a suitable air source heat pump installer for a number of years, Sean filled us with confidence from the moment we met him. He was the first person who properly reassured us about the design, the suitability of the system and the long-term cost benefits. The installation itself was carried out with real care and professionalism. The team put everything back in place afterwards and left the house as though they had never been there. Since the instal, the house now constantly feels like it is at a comfortable temperature, and the amount of energy we use on a daily basis compared to our old electric boiler has been reduced. We are looking forward to seeing how this continues in the colder months. We would happily recommend Aventus Eco and Sean to anyone considering an air source heat pump.

Outstanding Service from Aventus Eco Ltd – Highly Recommended! I had been struggling with unusually high electricity consumption—around 50 kWh per day—due to my air source heat pump system. Despite reaching out to multiple companies, including the original installer, no one was willing to help or even respond. That’s when I contacted Sean from Aventus Eco Ltd, and I’m so glad I did. Sean promptly visited my home, conducted a thorough evaluation of all relevant factors, and successfully identified the root cause of the issue. He didn’t stop there—he also provided a detailed report that I could share with the installer and even offered to assist further in resolving the problem. Sean’s professionalism, technical expertise, and willingness to go the extra mile truly set him apart. He is an absolute superstar, and I can’t recommend Aventus Eco Ltd highly enough for anyone facing similar challenges.

Exactly as the process should be – right from start to finish Aventus Eco fitted solar panels, battery storage and an air-source heat pump, and the whole experience has been great. There was no hard sell from these guys, just lots of advice from people who clearly care about what they do, their business and their reputation. They took the time to get the design right for my home, including properly working out our power use and heat loss and sizing everything accordingly. The solar panels were a no brainer, but Aventus suggested right sizing the solar panels and adding battery storage. Home energy when the sun’s not shining – brilliant. It’s working flawlessly. The heat pump means I’m no longer dependent on global oil and I’ve cut my carbon footprint. Heat pumps get a lot of bad press, often due to hard-sell companies pushing numbers rather than doing the job properly. The difference here is the care Aventus put in, and the work they have done with Heat Geek and their accreditation process (check their Youtube videos). That was the deciding factor. None of the other companies I spoke to had it. It gave me real confidence everything would be set up properly — and it shows. Originally, I wanted to keep the oil boiler “just in case”. I’m glad I took the leap to ditch it and trust the Aventus design. The house is comfortable and warm throughout. Neat install, great communication, and they made the grant process easy. Aventus Eco combine technical know-how with genuine customer care, and I’d happily recommend them. Thanks. Genuinely.

Excellent service before & after installation We've had very attentive customer service from Sean, and are very happy with the outcome of the installation of solar panels & batteries. We are also grateful for his knowledge and input into adjusting our heat pump and currently our bills are massively reduced. Being able to text Sean at any time to ask a question and get a helpful reply within a reasonable amount of time has been a very important aspect to me of the service before and after installation. I would recommend Aventus Eco. Date of experience: May 02, 2025

Sean with Aventus Eco came out and walked us through the entire process of solar panels from start to finish, and we are so chuffed with the results. Sean is a brilliant guy who really is diligent to give you the best service. Not only that, I know if we had any questions in the future he would be here to help us out in a heartbeat. He gives top quality service and wants to make sure you’re 100% happy. You’re definitely in safe hands with Aventus Eco, we would highly recommend!

After calling many companies and having an electrician come and wrongly replace our fit meter Sean could not have been more helpful. He took the time to help, explained everything so well despite it being a small job. He arranged for an electrican to come and checked in afterwards. I couldn't rate him higher, we are very grateful for his help.

Fantastic service from Sean. Extremely knowledgeable about energy efficiency. Customer service has been amazing from start to finish including checking after a few weeks in to make sure everything was perfect. A level of aftercare I haven’t experienced anywhere else.

Aventus Eco installed solar panels and a battery and all went like clockwork. Now running virtually all day on a few £ of off peak electricity (Octopus) and the rest is solar feeding into the battery. Very pleased with the result and the thorough job done by Aventus Eco.

After having several companies provide quotes for solar panels for my husband and me, Aventus ECO was by far the best. Their team was professional, transparent, and most importantly, there was no high-pressure sales pitch at all!

We initially had Sean over to provide a quote, and as we didn’t know much about heat pumps, he explained everything clearly and in a way we could easily understand. He emphasized the importance of proper heat loss calculations for our property, which helped us determine which existing radiators we could keep. Sean also walked us through how the system would operate once installed and shared tips on how to get the best efficiency from it. When the team came to install the system, the entire process was incredibly streamlined and completed in just three days. The guys made sure to cover all our carpets and left the place spotless. I can honestly say Sean and his team were fantastic—our heat pump is now up and running, and even on the coldest days, our energy usage is nearly half compared to gas. Although we’ve needed to tweak a few settings, Sean took the time to show us exactly how to adjust everything. I would highly recommend him and his team to anyone. In fact, we’ve already referred him to our neighbors, and he’s now working on their system too. Thanks again, Sean and team

We had an excellent experience with Sean and his team at Aventus Eco. They recently installed our air source heat pump and hot water system, and Sean was hands-on throughout the entire process. What really stood out was the additional guidance Sean provided about how we could improve our home’s insulation and reduce drafts. He explained how making these simple DIY improvements would help lower the heat loss in our home, ultimately reducing our energy bills in the long run. Sean’s approach was practical and cost-conscious, giving us great tips for upgrades that we could do ourselves to make the system even more efficient. The level of detail and care he put into both the installation and the advice was impressive. It’s clear that Aventus Eco is dedicated to not just installing systems, but making sure they perform at their best for the customer. We couldn’t be happier with the outcome and would definitely recommend Aventus Eco to anyone looking for a reliable, knowledgeable, and customer-focused company.

Aventus Eco is hands down the best company I’ve worked with in a long time. From the first phone call, I knew I was in good hands. Sean took the time to understand my needs and walked me through the entire process, from initial consultation to installation day. What really stood out to me was how well they communicated — I always knew what was happening and when. There were no surprises, and the installation was done ahead of schedule! The heat pump has been running flawlessly, and I’ve already noticed a drop in my energy bills. I highly recommend Sean and his team for their professionalism and efficiency!

I recently had an air source heat pump installed by Aventus Eco, and I couldn’t be happier with the experience. Sean was my main point of contact, and he was fantastic. He walked me through the entire process from start to finish, explaining everything clearly and making sure I understood what to expect. On the day of the installation, the team showed up on time and got straight to work. They were professional and efficient, and the whole installation went smoothly. They took the time to ensure everything was set up correctly and even cleaned up after themselves, leaving no mess behind. The heat pump itself is working great, and I’ve already noticed a difference in my home’s comfort and energy efficiency. Overall, I’m really pleased with the service from Aventus Eco and would definitely recommend them to others. Thanks again to Sean and the whole team!
