Ground Source Heat Pumps in Scotland: Boreholes, Costs and When Air Source Wins

Home Energy Scotland’s own invoice records put a typical ground source heat pump at £34,000, against £13,000 for an air source system. Both attract the same grant, so the gap survives it: £26,500 against £5,500 once the £7,500 comes off. For a typical Scottish home that difference settles the question, and the rest of this guide explains where a ground source heat pump in Scotland still earns its place.

Key takeaways

Ground source has a pull that is easy to understand. Nothing sits on the gable wall, the loops are out of sight once the turf grows back, and the ground stays warmer than the January air. On a farm with a spare field, those advantages can justify the price. On a sandstone semi in Paisley or a terrace in Leith, the same system asks for land the house doesn’t have.

How a Ground Source Heat Pump Works: Boreholes vs Horizontal Loops

An underfloor heating manifold with red pipe loops beside an expansion vessel and black-lagged pipework, and copper pipes with blue and red lever valves beside expansion vessels

A ground source heat pump pulls heat from the earth through a sealed loop of buried pipe filled with water and antifreeze. The fluid picks up warmth underground, the heat pump indoors raises it to a temperature your radiators and hot water cylinder can use, and the cooled fluid goes back out to collect more. The indoor unit takes the place of a boiler, and the cylinder sits alongside it as it would with any heat pump.

The loop goes into the ground in one of two ways.

A horizontal loop runs through trenches dug across a garden or field, with the pipe laid flat or in coils and the soil put back on top.

A vertical loop runs down one or more boreholes. The Energy Saving Trust describes each borehole as about 20 centimetres wide and somewhere between 75 and 200 metres deep, with the depth set by the home’s heat demand and the rock underneath, so a borehole takes up very little surface space once the rig has gone.

Depth sets how steady a loop’s temperature stays. The British Geological Survey explains that daily and seasonal swings in ground temperature fade fast with depth, so that 10 to 15 metres down the ground sits at the area’s mean annual air temperature. A borehole spends almost all its length below that line. A horizontal loop sits in trenches the BGS describes as generally less than 2 metres deep, where the soil still cools through winter, so it gives up some of the steadiness that boreholes enjoy in exchange for a lower installation bill.

A third arrangement, the open loop, pumps groundwater up from a well and returns it, and needs separate permission from the Scottish Environment Protection Agency (Home Energy Scotland notes this on its heat pump myths page). The rest of this guide deals with the sealed closed loops described above.

Land, Rock and Access: What a Scottish Site Needs

The back garden of a sandstone terraced house with a lawn, a paved path and decking up to a glazed garden room, and a white Aquarea indoor unit with an Aventus Eco sticker

A horizontal loop needs space. The Energy Saving Trust’s guide expects two trenches of 30 to 40 metres for a new-build three-bedroom house, and a bigger loop for a larger house or an older, less insulated one. The ground has to be diggable, clear of trees (roots cause trouble in the trenches) and reachable by machinery from a road entrance; Home Energy Scotland puts it as a garden or land that digging machinery can reach. A septic tank soakaway, drains and buried services all cut into the usable area too.

Boreholes trade land for access and geology. A drilling rig has to reach the spot, which can rule out back gardens behind terraced streets and many tenement back courts. The rock then decides how much heat each metre of borehole can give up: the British Geological Survey notes that thermal conductivity varies by more than a factor of two across common rock types, and the Energy Saving Trust says a borehole usually needs a specialist thermogeological survey. The BGS sells a vertical closed loop report for a named site, setting out the rock layers expected to 150 metres, their thermal properties and the drilling hazards, and a designer will want that information before committing to a depth. (The same report flags ground that old workings may have undermined.)

Planning is the easy part. Scotland’s householder permitted development rights cover a ground source heat pump and its associated pipes within the curtilage of a house or a building containing a flat, under Class 6D, and the Scottish Government’s Planning Circular 1/2024 says no additional restrictions apply to those rights. Listed building consent is a separate regime, so a listed property still needs a conversation with the council. Air source units carry conditions of their own on position and noise, which our guide to heat pump planning permission in Scotland sets out.

Once the work is done, Home Energy Scotland notes that the trenches or boreholes are filled and the garden goes back to its previous use. Expect the lawn or paddock to look like a building site for a while before that happens.

See where an air source unit would sit on your property and what the install involves, with no trenches across the garden.

“They arrived on time, respected our property, and completed the job to a high standard. The heat pump is performing wonderfully, and we’re enjoying a more comfortable home environment.”

Ground Source Heat Pump Cost in Scotland

An attic plant room with a hot water cylinder, a Panasonic Aquarea indoor unit and copper pipework, and a Vaillant hot water cylinder with copper pipework and an expansion vessel in a brick outbuilding

Home Energy Scotland publishes typical costs based on the average of invoices its applicants supplied between 2019 and 2025, with earlier years uplifted for inflation. They come from Scottish installations rather than UK-wide estimates, and the gap between the two technologies is wide.

Heat pump typeTypical costAfter the £7,500 HES grant
Air source (air-to-water)£13,000£5,500
Ground source£34,000£26,500

Source: Home Energy Scotland, “An introduction to heat pumps”, homeenergyscotland.org, checked 14 October 2026. Home Energy Scotland describes the figures as illustrative and says they mix homes that needed extensive upgrades with homes that needed little work.

The ground loop drives most of the difference. Home Energy Scotland’s heat pump myths page (March 2024) puts a ground source system at around £28,000 with the loop buried in trenches and around £49,000 where a borehole has to be drilled. The Energy Saving Trust’s UK-wide guide, last updated in July 2026, starts lower, at around £15,000 for a trench system and considerably more for a borehole. Home Energy Scotland’s averages reflect what Scottish applicants paid, so the sums below use them. A cylinder, radiator upgrades and a heat loss design come with either technology; the trenches or boreholes are the part an air source system never needs.

For the air source side, our breakdown of what an air source heat pump costs in Scotland covers the parts of a quote line by line.

Get an air source design and price for your house to set against any ground source figure you have been given.

The Home Energy Scotland Grant for a Ground Source Heat Pump

A Panasonic Aquarea indoor unit with an Aventus Eco sticker, and a Vaillant heat pump controller with an Aventus Eco sticker above a myVAILLANT connect box on a timber board

Ground source heat pumps sit in the same funding line as air source on Home Energy Scotland’s grants and loans page, which lists “Air/ground/water to water source heat pumps” at £7,500 grant and £7,500 loan per improvement. We checked that table on homeenergyscotland.org on 14 October 2026.

The headline terms match air source. The grant reaches up to £7,500, and a £1,500 uplift takes it to £9,000 for properties in remote rural, island and off-gas accessible rural areas, as defined by the Scottish Government’s Urban Rural Classification. An optional interest-free loan of up to £7,500 sits on top. The farms and rural houses where ground source makes most sense are often the ones that qualify for the uplift, so check your postcode with a Home Energy Scotland advisor.

The conditions match too.

  • The heat pump must provide 100% of the home’s heating and hot water, so a ground source unit paired with an oil boiler as backup fails the test.
  • The installer and the product both need MCS certification.
  • A heat pump replacing an existing heat pump gets no grant, only the loan of up to £7,500, which matters if you are weighing a ground source system to replace a tired air source unit.

Our step-by-step guide to Scottish heat pump grants covers the application in order.

Because the grant is the same amount for both, it does nothing to close the cost gap. It takes £7,500 off a £13,000 job and the same £7,500 off a £34,000 one.

Ground Source vs Air Source Efficiency in a Scottish Winter

An anthracite Vaillant heat pump on feet in front of a sandstone wall, and rain beading on the louvres of a Panasonic heat pump

Ground source has a real efficiency advantage, and the reason is temperature. An air source heat pump draws heat from outdoor air that can drop below freezing on a still January night in Perthshire or Aberdeenshire. A borehole sits in rock that holds close to the area’s mean annual air temperature all year, so the ground source unit has warmer water to work with on the days the house needs the most heat. Home Energy Scotland’s summary is that ground source heat pumps “tend to be slightly more efficient in colder climates”, and Which? puts a typical ground source heat pump at 3.5 to 4.5 units of heat for each unit of electricity.

The useful question is what that edge is worth in pounds. Ofgem’s price cap for 1 October to 31 December 2026 sets an average electricity unit rate of 26.32p per kWh for Direct Debit customers.

Divide by the efficiency and you get the price of each unit of heat.

Seasonal efficiency (assumed)Cost per kWh of heatYearly cost for 12,000 kWh of heat
300%8.8p£1,053
350%7.5p£902
400%6.6p£790
450%5.8p£702

Unit rate from Ofgem’s energy price cap for 1 October to 31 December 2026 (Great Britain average, Direct Debit). The efficiencies and the 12,000 kWh heat demand are illustrative assumptions, not measurements of any home.

Give the ground source system a full point of efficiency over air source, 400% against 300%, and it saves about £263 a year on 12,000 kWh of heat. Against the £21,000 gap between Home Energy Scotland’s typical after-grant prices, that saving takes around 80 years to pay back. Home Energy Scotland expects a well-maintained heat pump to last 20 years or longer. Narrow the efficiency gap to half a point and the payback stretches past 180 years.

On the air source side, design decides how much of that gap remains. An air source system sized from a room-by-room heat loss calculation, with radiators that work at a low flow temperature and weather compensation controls, keeps its efficiency high through a Scottish winter. Our piece on how air source heat pumps perform through a Scottish winter goes through cold-weather efficiency and defrost in detail.

Get a running cost figure for your house worked out from its measured heat loss, so you can see what air source would cost you each winter.

“The heat pump has been running flawlessly, and I’ve already noticed a drop in my energy bills.”

When a Ground Source Heat Pump Makes Sense in Scotland

A white hot water cylinder with Aventus Eco and Vaillant marks beside valves on an OSB board, and an expansion vessel and two rotary isolator switches above copper pipework on an OSB board

Ground source earns its price where the site and the heat demand line up. The clearest case is a large, off-gas rural property: a farmhouse or steading conversion burning heating oil or LPG, with a paddock or field next to the house and a big annual heat demand. More heat used means a bigger yearly saving from each point of efficiency, and the land for a horizontal loop costs nothing extra.

Timing helps too. A new build or a major renovation already has diggers on site and the garden already torn up, so trenches add far less to the bill than they would on a finished, landscaped plot. Some owners also choose ground source because they don’t want any unit outside the house, on a listed building or in a setting where an air source unit’s fan and casing would be unwelcome.

A borehole system can make sense on a smaller plot with a large heat demand, where a horizontal loop won’t fit and the household is prepared to pay for drilling. In that case a geology report and a ground source specialist’s design come first, and the cost lands at the top of the range above.

When an Air Source Heat Pump Is the Better Buy

A white Vaillant heat pump at the edge of a lawn against a white roughcast wall, and a grey heat pump on feet on block paving at the corner of an orange brick house

For a typical Scottish home, air source wins on the numbers. A tenement flat, a terrace or a semi with a modest back garden has no room for a horizontal loop and often no access for a drilling rig. Even where the space exists, the £21,000 gap in Home Energy Scotland’s typical after-grant costs would take decades of efficiency savings to recover. An air source installation also tends to be done in days, with no excavation and no garden to reinstate.

We design and install air source heat pumps, and every design starts from a room-by-room heat loss survey, sized to your area’s winter design temperature with radiators matched to a low flow temperature. That approach suits Scotland’s older housing as well as new builds, and it meets Home Energy Scotland’s rule that the heat pump covers all of the home’s heating and hot water. Our air source heat pump installation across Scotland covers how the survey, design and fit work from start to finish.

If your site has a field, an oil tank and a big heat demand, a ground source specialist survey belongs in the comparison too. Put the two designs side by side, both worked from the same heat loss figure, and the yearly cost of heat shows which one pays.

Get an Air Source Figure to Compare

The choice between ground and air source comes down to your land, your heat demand and the price of each design for your house. A £0 survey measures the heat loss room by room and gives you an air source design and figure, with your Home Energy Scotland eligibility checked, to set against any ground source quote.

How much does a ground source heat pump cost in Scotland?

Home Energy Scotland’s typical figure, based on its applicants’ invoices from 2019 to 2025, is £34,000 before the grant and £26,500 after it. Its myths page gives around £28,000 for a trench system and around £49,000 for a borehole. An air source system averages £13,000, or £5,500 after the grant.

Yes. Home Energy Scotland funds ground source on the same terms as air source: a grant of up to £7,500, rising to £9,000 in eligible remote rural, island and off-gas accessible rural areas, plus an optional £7,500 interest-free loan. The system must provide 100% of heating and hot water, and both installer and product need MCS certification.

For a horizontal loop, the Energy Saving Trust expects two trenches of 30 to 40 metres on a new-build three-bedroom house, and more for a larger or older home, on tree-free ground a digger can reach. A borehole is about 20 centimetres wide and 75 to 200 metres deep, so it needs little surface space, but a drilling rig has to get to the spot.

Ground source is slightly more efficient in cold weather because the ground holds a steadier temperature than the air. On 12,000 kWh of heat at October 2026 electricity prices, an assumed half point to full point of extra efficiency saves about £113 to £263 a year, against a typical £21,000 higher price after the grant, so air source is the better buy for a typical Scottish home.

In most cases no. Class 6D of Scotland’s householder permitted development rights covers a ground source heat pump and its pipes within the curtilage of a house, with no additional restrictions according to Planning Circular 1/2024. A listed building needs its own check for listed building consent, and open-loop systems that draw groundwater need SEPA permission.

A horizontal loop costs less, around £28,000 against around £49,000 for a borehole in Home Energy Scotland’s figures, and suits properties with open land. A borehole reaches ground that holds a steadier temperature and fits a smaller plot, but drilling costs more and depends on the rock.

Aventus installed an ASHP heating system for us in a 1950s house in Newton Mearns. Initially we contacted them to help us future proof our home as we were planning some retrofit works. They carried out the preparatory pipework during the build & were very good at working around our timeline and liaising with the builders. Following this we decided to see it through and had the new heat pump installed towards the end of the building works. During the installation, the team were all very polite and helpful. We had the majority of pipework replaced with copper alongside 4 new radiators & a cylinder installation which was all carried out to a high standard. The team were patient with our specific requests. We are delighted with the dark grey Panasonic unit & appreciated the fact the unit is not over specified which means that it sits neatly underneath our new windows. There were various post install issues however these were resolved with a professional attitude. So far we have found the house to be very cosy with exceptionally hot water which exceeds our expectations. Time will tell over the winter how efficient it is given the age of the house, however we feel reassured having Aventus by our side and would not hesitate to recommend them to others.

We wanted to retrofit our home to improve energy efficiency, change to an air source heat pump (ASHP) and add solar panels and a battery. Aventus Eco was recommended by a Retrofit Consultancy. Sean clearly explained and planned out the processes for our ASHP. We really felt that he was interested to make it work well for us. Installation was smooth. The team was well coordinated and communicated well during the process. They completed the work to a very high standard and minimised any disruption to our home. We were so impressed with the ASHP fitting that we quickly followed this up with Aventus Eco planning and installing our solar panels and battery. We would highly recommend Sean and the Aventus Eco team.

Changing from gas central heating to renewables isn’t simple but, having asked four companies to quote to convert our system, Sean stood out as someone who cared about getting the design right, optimising it for our house while clearly explaining how and why. He helped us understand how heat pumps, solar panels and batteries all work together and gave us confidence that the conversion would be possible and relatively simple. The Anvetus installation team were brilliant - polite and efficient with a can-do attitude to problem solving. They cared about our property, checking in with us as they worked and clearing up as much as possible each day. Everything felt planned and coordinated and a heat pump, new hot water tank and system, 10 solar panels and a battery were installed and up and running in a week, despite some unexpected challenges along the way. The whole team went out of their way to make this a smooth experience, from initial visit to final handover paperwork. We would highly recommend Sean and Aventus Eco.

Our household was going through the Home Energy Scotland grant and loan scheme as we qualified for a heat pump. Sean came recommended by an insulation company and I’m glad that I reached out. Despite being very busy, Sean was keen to get a solution for us, his knowledge and work ethic came across immediately so we were happy to have Aventus take on the work. Meeting, survey, work scheduled, and completed to a very high standard. We’re very happy with our heat pump system as well as the ongoing support from Sean.

Sean and the team at Aventus Eco did a fantastic job installing our air source heat pump. They were really friendly, proactive and efficient throughout the whole process. After trying to find a suitable air source heat pump installer for a number of years, Sean filled us with confidence from the moment we met him. He was the first person who properly reassured us about the design, the suitability of the system and the long-term cost benefits. The installation itself was carried out with real care and professionalism. The team put everything back in place afterwards and left the house as though they had never been there. Since the instal, the house now constantly feels like it is at a comfortable temperature, and the amount of energy we use on a daily basis compared to our old electric boiler has been reduced. We are looking forward to seeing how this continues in the colder months. We would happily recommend Aventus Eco and Sean to anyone considering an air source heat pump.

Outstanding Service from Aventus Eco Ltd – Highly Recommended! I had been struggling with unusually high electricity consumption—around 50 kWh per day—due to my air source heat pump system. Despite reaching out to multiple companies, including the original installer, no one was willing to help or even respond. That’s when I contacted Sean from Aventus Eco Ltd, and I’m so glad I did. Sean promptly visited my home, conducted a thorough evaluation of all relevant factors, and successfully identified the root cause of the issue. He didn’t stop there—he also provided a detailed report that I could share with the installer and even offered to assist further in resolving the problem. Sean’s professionalism, technical expertise, and willingness to go the extra mile truly set him apart. He is an absolute superstar, and I can’t recommend Aventus Eco Ltd highly enough for anyone facing similar challenges.

Exactly as the process should be – right from start to finish Aventus Eco fitted solar panels, battery storage and an air-source heat pump, and the whole experience has been great. There was no hard sell from these guys, just lots of advice from people who clearly care about what they do, their business and their reputation. They took the time to get the design right for my home, including properly working out our power use and heat loss and sizing everything accordingly. The solar panels were a no brainer, but Aventus suggested right sizing the solar panels and adding battery storage. Home energy when the sun’s not shining – brilliant. It’s working flawlessly. The heat pump means I’m no longer dependent on global oil and I’ve cut my carbon footprint. Heat pumps get a lot of bad press, often due to hard-sell companies pushing numbers rather than doing the job properly. The difference here is the care Aventus put in, and the work they have done with Heat Geek and their accreditation process (check their Youtube videos). That was the deciding factor. None of the other companies I spoke to had it. It gave me real confidence everything would be set up properly — and it shows. Originally, I wanted to keep the oil boiler “just in case”. I’m glad I took the leap to ditch it and trust the Aventus design. The house is comfortable and warm throughout. Neat install, great communication, and they made the grant process easy. Aventus Eco combine technical know-how with genuine customer care, and I’d happily recommend them. Thanks. Genuinely.

Sean with Aventus Eco came out and walked us through the entire process of solar panels from start to finish, and we are so chuffed with the results. Sean is a brilliant guy who really is diligent to give you the best service. Not only that, I know if we had any questions in the future he would be here to help us out in a heartbeat. He gives top quality service and wants to make sure you’re 100% happy. You’re definitely in safe hands with Aventus Eco, we would highly recommend!

After calling many companies and having an electrician come and wrongly replace our fit meter Sean could not have been more helpful. He took the time to help, explained everything so well despite it being a small job. He arranged for an electrican to come and checked in afterwards. I couldn't rate him higher, we are very grateful for his help.

Fantastic service from Sean. Extremely knowledgeable about energy efficiency. Customer service has been amazing from start to finish including checking after a few weeks in to make sure everything was perfect. A level of aftercare I haven’t experienced anywhere else.

Aventus Eco installed solar panels and a battery and all went like clockwork. Now running virtually all day on a few £ of off peak electricity (Octopus) and the rest is solar feeding into the battery. Very pleased with the result and the thorough job done by Aventus Eco.

After having several companies provide quotes for solar panels for my husband and me, Aventus ECO was by far the best. Their team was professional, transparent, and most importantly, there was no high-pressure sales pitch at all!

We initially had Sean over to provide a quote, and as we didn’t know much about heat pumps, he explained everything clearly and in a way we could easily understand. He emphasized the importance of proper heat loss calculations for our property, which helped us determine which existing radiators we could keep. Sean also walked us through how the system would operate once installed and shared tips on how to get the best efficiency from it. When the team came to install the system, the entire process was incredibly streamlined and completed in just three days. The guys made sure to cover all our carpets and left the place spotless. I can honestly say Sean and his team were fantastic—our heat pump is now up and running, and even on the coldest days, our energy usage is nearly half compared to gas. Although we’ve needed to tweak a few settings, Sean took the time to show us exactly how to adjust everything. I would highly recommend him and his team to anyone. In fact, we’ve already referred him to our neighbors, and he’s now working on their system too. Thanks again, Sean and team

We had an excellent experience with Sean and his team at Aventus Eco. They recently installed our air source heat pump and hot water system, and Sean was hands-on throughout the entire process. What really stood out was the additional guidance Sean provided about how we could improve our home’s insulation and reduce drafts. He explained how making these simple DIY improvements would help lower the heat loss in our home, ultimately reducing our energy bills in the long run. Sean’s approach was practical and cost-conscious, giving us great tips for upgrades that we could do ourselves to make the system even more efficient. The level of detail and care he put into both the installation and the advice was impressive. It’s clear that Aventus Eco is dedicated to not just installing systems, but making sure they perform at their best for the customer. We couldn’t be happier with the outcome and would definitely recommend Aventus Eco to anyone looking for a reliable, knowledgeable, and customer-focused company.

Aventus Eco is hands down the best company I’ve worked with in a long time. From the first phone call, I knew I was in good hands. Sean took the time to understand my needs and walked me through the entire process, from initial consultation to installation day. What really stood out to me was how well they communicated — I always knew what was happening and when. There were no surprises, and the installation was done ahead of schedule! The heat pump has been running flawlessly, and I’ve already noticed a drop in my energy bills. I highly recommend Sean and his team for their professionalism and efficiency!

I recently had an air source heat pump installed by Aventus Eco, and I couldn’t be happier with the experience. Sean was my main point of contact, and he was fantastic. He walked me through the entire process from start to finish, explaining everything clearly and making sure I understood what to expect. On the day of the installation, the team showed up on time and got straight to work. They were professional and efficient, and the whole installation went smoothly. They took the time to ensure everything was set up correctly and even cleaned up after themselves, leaving no mess behind. The heat pump itself is working great, and I’ve already noticed a difference in my home’s comfort and energy efficiency. Overall, I’m really pleased with the service from Aventus Eco and would definitely recommend them to others. Thanks again to Sean and the whole team!
